Dagger Wrote:Where did you find a house for 35K Flumper?
Does it need 250K in repairs?

Sorry.

It was owned by a bank. Had been greatly abused with a bunch of hoarders living there. Totally trashed it. Built in the early 60's. And yes, in need of a bunch of repairs. 1500 sf. 3 bedroom, 1-1/2 bath. two car garage. nice deck with a hot tub that doesn't work.

Bank was auctioning it. I bid on it and got it for $35,500. I'm estimating about $20,000 to $25,000 in repairs that I am doing with on other person. If the house was fixed up nice AND the real estate market was in good shape, it would be work about $125,000. I hope to get $110,000. If I don't, then I will just rent it for about $800 per month and wait for better times.

I really just did it to see what was involved. No matter how much someone explains something to you, until you do one, you can't know much about it.

We'll see how it goes.

I went and looked at another one the other day. 2300 sf. 4 bedroom. 2-1/2 bath. guest house that is totally wrecked, but added sf. the house is nice. tile and hardwood throughout. but the roof is totally fucked. bank asking $45,000.

I went and looked at another one. Looked really nice outside. But inside the smell was unbearable. cats must have been living in it the last year. everything, everything that was 3 feet off the floor was scratched to shreds. Upper cabinets nice, lower cabinets demolished. every door had a hole chewed threw. floors were caving in.

Bank was asking $43,000. I bid $30,300 and didn't get it. I figured it needed about $60,000 in repairs. But it had a really nice diving pool and would probably have sold in the $140's to $150's.

Paddy is the voice of experience. Sorry you had to put the wheels back on.

Sounds like a good investment Flumper.
The real estate economy will turn around without a doubt.
When is the big question.
Renters are a pain in the ass but are a necessary evil at times.
I'm currently revamping 2 as well. One will be done in less than a month and should yield a nice ROI. The other is just in the begininning stages. The jury's still out on it.
Either way, it's better than listening to 8's advice on oil investments.

This reminds me.

Did I mention that I bought a Cadillac CTS and threw DUBS on it? It's fucking gorgeous. Completely loaded....

Hows that Plymouth or whatever klunker it was plugging along? Stay classy Chicago.

Hi dagger/DT, etc...have we ever met or are you just ankle biting me to get in Paddy's pants? Trust me, it's not that hard.

I guess I should mention that I'm still not upside down but I'm not rich like I was a few years ago. I feel really sorry for anyone that bought within the last 3 years.

Tell me you don't believe that the oil industry will be back? Its just a matter of time. Right now most companies are drilling for natural gas for whatever reason but I personally believe alot of this downturn has to do with oil companies trying to strong arm rigs into reducing their prices. Once enough rigs get stacked they will drop their prices.

Now is the time to get into the market for anything. Our presidents #1 concern is getting the economy going. That is why he signed executive orders to close GUANTÁNAMO BAY and will send federal tax dollars to foreign countries so that they can perform abortions. I read his stimulus plan also focuses most of its "donations" on those americans that do not pay income taxes... SAHWEEET!

I also saw his approval rating dropped. Think those that were expecting change to be immediate got frustrated?

The new President's approval ratings have fallen from a stratospheric 83 per cent to a more modest - although still impressive - 68 per cent.

Washington analysts said the scale of the drop in the Gallup poll underlines the immense challenges Mr Obama faces in trying to turn round the U.S.'s battered fortunes.

68 percent is very impressive.

Nice copy and paste 8.

Oh no Obama's approval rating is 70%!Anyone who thought the economy was going to turn around the day he took office is an idiot.

Your or whoevers point about guantanomo bay and abortions is nonsensical.
