I like this thread lots. Got to say I agree with Flumps, Bird, etc. on the fact that you should be able to put together a rough estimate before you have final plans. If you do it enough, you start to get easy ideas on how to quantify stuff and can rough in a plan pretty quickly. Example: Picked up a job doing a whole new campus for a community college. Sat down in one afternoon and roughed in a plan with building locations, road locations, parking garage locations, required parking lots, pond locations, rough stormwater requirements and rough utilities and put a number to it. Compared to final cost on the project, I was within 15%. And I'm guessing that's a little more complicated with more unforeseeables than a pool.
Anyway, IT has a fuck load of people in the construction industry. Good to know.
PS- Construction materials are a little cheaper in your neck of the woods, Flump.

WGAF?
why are so many internet jerk-offs so intent to prove to me that somebody should be able to give a bid based on anything less than a complete set of plans? why the fuck do I care?

RACK you for getting something like that done in one afternoon. We spend about a week on Veterans Cemetaries...probably two actual structures at the most.

Not proving shit to you, apparently. Why you give a fuck, I have no idea. But you keep defending it and replying.

I don't know but since this is the 5th time you've e-defended yourself its obvious you do care.

The school already had a rough concept. We had to shift some buildings and shit to fit reality and lay the roads and parking in. Me and one other dude on a Saturday afternoon. I love that stuff.

1. what is a "rough estimate" and what purpose does it serve?
2. you were within 15% on a "rough estimate"? great. again, what purpose does that serve?

It allows the community college system to begin their budget negotiations with the state to determine what the scope of the project will be. (ie, how much of the eventual road to build, how many buildings they can afford for the first phase, etc.)

okay.
see, I would never even go there with a residential Johnny Homeowner because if the "rought estimate" is $85K, then that's the number he's stuck on and won't ever listen to anything else. So then you get the shit all drawn up for realio, and you see that this-n-that will cost a little more, and the whole project will be $100K, and Johnny Homeowner is like, "WTF happened to $85K". In the meantime, he's found some other losers to do it for $75K.
I just stick to the people that want to hire me based on a recommendation and they pay me to draw the plans because that's how I roll and I don't even talk about the construction costs until the plans are finished.
You bitches can whine all you want, but it's irrelevant.

It's amazing that we learned I know more about pool construction than you today dont ya think? You've got more in common with the mexicans shitting into buckets on the jobsite than you'd like to admit.

I don't see how you perceive me whining, but whatever. You could always build a 15% contingency into your contract for cost overruns. You may not need it with your current rate of business, but if it ever gets competitive that would sure help your sales.
